Choosing a Surveyor in Hatfield

We are RICS regulated surveyors working throughout Hertfordshire, including Hatfield, from our office at 7 The Ambition, Broxbourne Business Centre in Hoddesdon. Whether the property needs a Level 1 Condition Report, a Level 2 HomeBuyer Report, a Level 3 Building Survey or a new build snagging survey, we aim to deliver the report within 5 working days and offer a review meeting once you have read it.

Our reports are detailed and easy to read, highlighting any potential risks or issues, such as structural problems, damp, or defects that could affect the property's value or safety.

Surveying Homes in Hatfield

Hatfield combines a historic core with a post-war New Town. Old Hatfield, home to Hatfield House and the Old Palace, is a conservation area with 52 listed buildings. Among them are timber-framed houses that were later refronted in brick or finished in roughcast. Period homes like these, and older or altered properties elsewhere in the town, usually suit a Level 3 Building Survey, which looks more closely at original fabric and past alterations.

Hatfield was designated a New Town in 1948, and much of the town dates from the decades that followed. Not all of it is conventional. A national brick shortage meant some early homes at Roe Green had front and back walls built as lightweight skins rather than load-bearing brick. Hundreds of houses at Hazel Grove in South Hatfield were built from no-fines concrete, an experimental non-traditional method. On a post-war home, find out how it was built. Non-standard construction points towards a Level 3, and a conventional brick home in reasonable condition will generally suit a Level 2 HomeBuyer Report.

Newer homes stand on parts of the former de Havilland airfield, and the Local Plan allocates North West Hatfield for approximately 1,750 homes, so a snagging survey is worth considering on any new build. Hatfield is also named in the Environment Agency's River Lee flood warning area, which a surveyor would bear in mind for homes near the river.

So glad we went with Home Surveys Herts and we highly recommend them. The communication from Michael was great from the start, advising on the level of survey that best suited us, and then getting both the survey and report done very quickly. The report was thorough, clear and Michael then talked us through the main finding in a call afterwards to ensure we understood it all, and advised on possible next steps. Couldn't have asked for more.

Yes. We are based in Hoddesdon and carry out RICS surveys throughout Hertfordshire, including Hatfield.

What's the difference between the RICS Condition Report, HomeBuyer Report and Building Survey?
  • Condition Report (Level 1): a basic overview of the property's condition, suitable for newer homes in good shape.
  • HomeBuyer Report (Level 2): a more detailed report, assessing visible defects and including advice on repairs and maintenance. It is ideal for conventional properties in reasonable condition.
  • Building Survey (Level 3): the most comprehensive option, offering a thorough inspection of older or larger properties. This survey provides in-depth analysis of potential structural issues and includes detailed recommendations.
How long does it take to get my survey report?

We aim to deliver the report within 5 working days after the survey is completed, depending on the level of survey, with an express option on request. We can typically inspect within 3 working days, subject to access.

How much does a survey cost?

Our surveys start from £385 for a Level 2 HomeBuyer Report, £495 for a Level 3 Building Survey and £299 for a new build snagging survey. Level 1 Condition Report prices are available on request. The exact price depends on the property. Get a quote using the form on this page and we will confirm the price for your home.

What should I do if the survey identifies problems?

Don't panic. Our surveyor will explain the severity of any defects and advise on next steps. You can either renegotiate the price, ask the seller to address the issues, or decide not to proceed with the purchase if the problems are too significant.
